AFFORDABLE PROGRAM INFORMATION 

Thank you for your interest in making us your new home! Alta Nashoba Valley is an equal housing opportunity provider and seeks to process all applicants in a fair and consistent manner. We will offer 58 apartment homes as part of a low and moderate income-based program. 

At this time the Lottery Application period is closed and the Lottery will generate an initial application list. Those who wish to apply will be added to the end of the list on a first come first served basis and will be offered a unit if one becomes available. Households who wish to apply for the waitlist can do so through the following link

 

Income Eligibility Requirements 

To be eligible to lease an affordable apartment, the combined annual income for all income sources of all income-earning members in the household must be at or below eighty percent of area median income based on household size as published by HUD for the local area, in compliance with 40B.

  • 1 Person Household: $72,950
  • 2 Person Household: $83,400
  • 3 Person Household: $93,800
  • 4 Person Household: $104,200
  • 5 Person Household: $112,550
  • 6 Person Household: $120,900 

 

Income requirements are subject to change.

Minimum income limits apply unless the household receives mobile housing assistance (including, but not limited to: VASH, Section 8 and MRVP).

 

Qualifying 

After your application has been approved by our leasing team, Maloney Properties, our third-party compliance specialist, will be assessing your program eligibility. The qualifying process will involve the following: 

Applicants are not able to qualify with a guarantor or co-signer. If you are approved and reserve an apartment, you would then need to provide Maloney Properties proof of income and assets, including, but not limited to: 

1.) The prior year's federal tax returns 

2.) The past three most recent bank statements 

3.) The five most recent paycheck stubs, and 

4.) W-2 statements

If these forms of verification are not available, Maloney Properties may request an additional form of verification to assure the household meets the income requirements. 

If Social Security or other forms of government assistance is received, we will require each adult's benefit statement from Social Security or other applicable government agency as well. 

All assets must also be reported. Applicant must provide the three most recent months or most recent quarterly statement for each asset.
